Gold Watch Investment Group arranges debt and equity for the acquisition or construction of commercial properties across the entire spectrum of healthcare.  Our Clients are some of the largest investors in the country.  We have a number of major REIT's in the healthcare space seeking to acquire properties and are able to pay all cash up to the appraised value of the asset.  They have no minimum or maximum transaction limitation and Development projects are considered on a case-by-case basis.

Seniors housing

• Tenant/manager with significant experience in property type and local market
• Multi-facility transaction with opportunity for repeat business
• Good licensing and regulatory record
• Facilities at or near stabilization with good occupancy trends and leasing history

Skilled nursing

• Lessee with significant experience in property type and local market
• Good quality mix with adequate Medicare, private pay census
• Multi-facility transaction with opportunity for repeat business
• Good licensing and regulatory record
• Facilities at or near stabilization with good occupancy trends and leasing history

Hospitals

• Lessee with significant experience in property type and local market
• Well maintained physical plant with satisfactory capital equipment

Medical Office Buildings

• Asset on the campus of a leading health system or hospital in a growing market or if off-campus with strong hospital/health system sponsorship
• Good tenant mix that aligns strategically with the health system/hospital
• Buildings at or near stabilization with good occupancy trends and leasing history
• No minimum or maximum transaction limitation
